Gia Garcia's First Deal - Stepping Stone To First Million (Part 3)



This is the last part of the excerpt. On this part, my mentor Trace Trajano imparts very important lessons that you need to enable you to achieve your goals and dreams in life.

For the past 2 postings I featured my "interview" with Gia Garcia, a student and franchisee who was able to finally sell her first deal. It was not easy and it took longer than expected. My hope is that her example will serve to inspire you rather than discourage you when things don't go your way as fast as you want them to.

As I said in my previous blog posting - there are no straight lines in the Universe. There are bends and turns and obstacles both large and small. S0metimes the obstacle is so large it blocks everything including your vision for the future. Sometimes the obstacle is so large you can't see beyond it.

But the way to go forward is go forward with faith. YES - you have to believe in your vision and you have to continually see in your mind that your goals and your dreams are achievable. You have to believe even when the present results tell you otherwise. The secret is not believing what you see and instead believing in your own vision.

What am I talking about? Am I losing my mind? What is all this talk about belief, and vision? What does this got to do with earning your first million?

Everything.

I saw last night Celtics victory over the Lakers. It's one of the most lopsided championship win in NBA history. The Celtics destroyed the Lakers with a 39 point lead. It was emotional. I have tears in my eyes. YES - I am a Celtics fan but more importantly...I have tears in my eyes because I can relate to and I admire the Celtics' team's BIG HEART. Kevin Garnett shouted at the top of his voice with tears running down his cheeks..."Everything is possible!"

They believed they can win...even when they encountered obstacles after obstacles.

So should you.

Winning is all the more sweet when it is not easy. And winning in the real estate game is not easy. Now that the market here in the US has turned for the worst, I've seen a lot of investors get wiped out. A lot of them are no longer investors. Moreover, 68% of real estate agents are no longer real estate agents because of the market.

It is easy to quit. In fact, it's even fashionable to do so. Everyone seems to be quitting the real estate game and you look smart for following the crowd.

BUT, quitters quit and winners WIN. There will be obstacles after obstacles but if you have the heart of a champion, it's a mathematical certainty that VICTORY is yours.

So like Gia...and the Celtics...you should face obstacles head on. Have a heart of a champion and get off your BUTT and face the challenges that life throws at you. Persevere. Get mentors and take MASSIVE...MASSIVE...MASSIVE ACTION. And believe in yourself and in your vision.

Gia Garcia's First Deal - Stepping Stone To First Million (Part 2)


This is the second part of the interview of my mentor Trace Trajano with my colleague Gia Garcia regarding her experience with her first deal.

Yesterday, I started the week with an "interview" with Gia - a student and franchisee of mine who recently sold her very first deal. My hope is that her story will inspire and motivate everyone specially those who has not done their first deal and even those who are finding it difficult to sell their property. Below is Part 2 of my interview with Gia. Read on, be inspired and take immediate action based on what you will learn here!

Trace - what are the three most important things you've learned from this deal?

Gia -
1. There are several exit strategies - I thought there was only one way but I learned you can either wholesale, retail, rent to own or even rent out the property
2. There are several ways to market the property - offline, online, guerilla marketing, traditional.... and you never know where your buyer will come from so marketing has to be massive and extreme. It's also a numbers game, so...
3. Never Give up! Good thing I had the support of my mentors and co-franchisees from the Think Rich Pin0y Millionaire Network. They kept me going especially through the difficult times. There was a point when I almost gave up... I prayed really hard and kept on going and soon after the sale came!

Trace - what can you advice to those investors who have houses or properties they can't seem to sell?


Gia
- I would advice them to learn how to market the property well. Sometimes its a marketing problem. Like I said, its a numbers game. The more people you have inquiring or interested in your property, the chances of it selling increases. And if I will quote you, "its a mathematical certainty!" Or another option is seeking a mentor or offering the property to any of us Franchisees! If its a good deal maybe we can help each other out! That's another thing that I learned in the process. From doing the business just for profit, I learned that I wanted to help people out or to solve their property needs. Whether they need to sell their property or they are looking for a good deal.


Trace - describe your current deal (acquisition price, potential profit)

Gia - The current deal I'm working on is a 9-door townhouse row in Tagaytay. It's still in its initial stage so we haven't closed yet on the price but it can generate a profit of P500,000 - 1million if sold altogether (wholesale/flip) or a potential cashflow income (net passive income) of around P55,000 per month just on rent.

Trace - so when are you going to be a millionaire?

Gia- In 5 months! That's my goal and dream... and with the guidance of my mentors and the support of the network, I'm very hopeful that I will achieve that dream.

Sometimes, profiting from your first deal takes a while. It took me 9 months from the time I acquired my first deal to the time I received a check. That's not what quick turn real estate is supposed to be...it's called quick for a reason and that is, you should receive a check in your hands in 30 days or less.

But no matter...winners don't quit. They win...no matter what. Even if it takes longer than expected. One of the winners I am featuring in this blog is one of my students and franchisees - Gia Garcia. It took her a while to make money in the business but I believe this first deal of hers is her stepping stone to her first million.

I "interviewed" her and below is Part 1 of that interview. Read on, be inspired and learn.

Trace - I heard that you finally closed on your very first deal. Please describe this deal for me

Gia - Yes Trace! Finally! The property was a 3-bedroom, 2-bath condo unit. I got it it for 2,050,000 and sold it for 3,030,000. Net profit is around P220,000 after all the expenses and taxes.

Trace - what difficulties did you encounter?

Gia - The holding period and closing the deal. I had a lot of interested parties and inquiries, but I got a lot of rejections. In the beginning I also encountered difficulties with the bank-seller and the agency who sold the condo through auction. At first they didn't grant me access to the property after winning the bid. It took me 2 months before I could really do anything.

Trace - after experiencing the ups and downs, if you can do it all over again, will you still do this deal?

Gia - Yes I would. Since it was my first deal, I knew it was a learning process. And I really learned alot.

Trace - what will you do differently?

Gia - If I would do it all over again, knowing what I know now, it would probably be easier and faster. I would fix up the condo first and stage it before showing it to a client. I think alot of the initial prospects were turned off when it wasn't fixed up yet. Then I would go extreme marketing - using several marketing media all at the same time.

Trace's comments: 97% of beginning real estate investors quit in 3 months or less- that is most so-called real estate investors don't make it. Quitters quit and winners win. Gia encountered difficulties after difficulties but inspired, guided and coached by her mentors and her co-franchisees, she perservered. The result? She made money on her first deal..and this is her stepping stone to her first million. Why? Because what she has learned from this deal is knowledge she can utilize to make more money in her subsequent deals. Her first deal also proves to her investor that she can deliver. And guess what? Her investor will invest again and again because of this. Her first deal also allowed her to generate a buyers' list - whom she can find properties for. I can't begin to imagine the amount of money she can make from this list alone and it all started because she had the guts to actually buy a property and stick with it until the end...despite the difficulties.

Trace - describe to me your latest deal? What is the potential profit, how did you find the deal, etc.?

Jessie – Our latest deal is “Romagna deal”, our 3rd property in Maia Alta, Antipolo. We already have a buyer for this property. We bought it for 2.5M, and sold it for 3.5M on a rent-to-own basis for 15 years. (Actually, we are selling it for 2.9M if cash, 3.1M if Bank financing. And 3.5M if Rent-to-own.) We found a buyer first and then we showed different properties even if they were not yet tied up. After the buyer’s decision as to which property they wanted, we talked to the seller and tied it up for Php5,000 only.

Trace - If there is only one thing from each of you that you can tell our readers who are striving to become millionaires, what advice will you give?

Jessie – Set “unrealistic” goals. And take massive action. Stay with it until its completion.

Apple – Have very good mentors who can guide you. Imitate them just like what we did.

Trace - Now that you are millionaires, what is next?

Apple – To be billionaires?! (lol) Honestly, you must not stop on what you are and have right know. Strive more so there will be more opportunities in helping other people. As Bo says, “The purpose of money is to help and bless others. The more people you help, the richer you become and you become rich not just materially but spiritually. You become truly rich.”

Jessie - Our goal is to earn Php1Million monthly. This can be done by retailing at least 2 properties per month with at least Php500,000 mark-up each.

I am proud to say that I have another millionaire student - in fact I have two...they're the first millionaire couple. Jessie and Apple Raquel have blazed a trail and their story is such an inspiration. I interviewed them and here's part 1:

Trace - I heard you're the Think Rich Pin0y Millionaire's Network franchise's first real estate millionaire couple! Congratulations! How does it feel?

Jessie - We are proud to be the first "Think Rich Pin0y" millionaires because of our first property in Bancal Meycauayan Bulacan. When I am feeling discouraged and have lots of rejection, I always look back to this successful event in our life. This is really a milestone.

Apple - It feels really great! We owe this to our group the TRPMN (Think Rich Pin0y Millionaire Network) and of course to our magnificent mentors, you,Larry Gamboa, Bo Sanchez and Nelson Terrible.

Trace - describe to me how you achieved millionaire status in such a short time.

Apple - We bought through a bank auction a 10-door apartment as our first deal in Bancal, Meycauayan Bulacan. And through yours and Larry's guidance, we were able to determine that its value is Php3.7M and bought only for Php1.85M.

Jessie – In the simplest way, the most crucial thing is to set “unrealistic” and “bone-deep” heart-felt goals. My goal at that time was not to become a millionaire but to have a passive income (Php150,000 monthly) so that I don’t need to work abroad and leave my family just to earn a living. And whatever happens stay focused in achieving it but be flexible. There are lots of learning experience from your first deal. Try to find out what works and what doesn't. From my youth, I always believe that I am G0d’s beloved. That He is with me no matter what happens. I just believe in my heart that G0d calls me to do this thing for a higher purpose. In essence, you have to set goals. Act upon it and stay focused. And believe that this goal will be achieved.

Trace - what challenges did you encounter and how did you overcome them?

Jessie – The biggest challenge was to sell the 10 units of the apartment in Bancal, Meycauayan.We had a negative cash flow for 1 year. You suggested the idea of marketing it using Php99/day RENT-TO-OWN units. After massive marketing campaign, bandit signs and internet marketing, unbelievable things happened, we were able move the remaining 5 units in 2 two weeks.

Trace - so you went from negative cashflow for 1 year and because of one single idea from me...you were able to become positive cashflow in just 2 weeks. Wow!

Apple - It really ain’t easy being in the same business as a couple. Like for us, we two are really different persons..different personalities, have different views etc. So sometimes we end up in ‘hot’ business discussions.But don’t worry they oftentimes result in a very sound decision and I think it is normal for couples.

Does Making The Goal More Unrealistic Makes It More Exciting?

Climbing a mountain to reach the top by walking is already a tough task to do for a beginner. What's tougher is if you want to climb it at a faster pace by running. If you are to choose among the two goals, which one would be more exciting to achieve?

If you are like me, I would go for the second one. Yes, it's more difficult but it is more exciting.

Imagine that two mountain climbers push through at the same time of day with the same goal of reaching the top. Obviously, the running climber will reach the top faster given all factors equal.

Just imagine being the second climber reaching the top grasping for air, body perspiring all around, and a body tired of exhaustion. But after all of this is the exhilirating experience of being on the top and enjoying the magnificence of the view around you.

Yesterday, I declared that:

I want to become the SECOND millionaire of the Think Rich Pinoy Millionaire Network.


After a consultation with Trace, he suggested that I change it to:

To become the fastest franchisee to become a multi-millionaire.

Wow! That's a bigger one. I think this is a better goal as it covers the first goal that I mentioned above and I got the chance to set a new record of my own.

In the world of Sports, speed is one of the great measurement of achievement. The same is true for other areas of life. If you can achieve something big faster, then you are worthy to be place in the record books.

That's all for now. I need to act now to make this goal a reality fast!
